A required course in the Certificate Program in Light Construction and Development Management. Proper planning and costing is the first and most crucial step toward a successful construction development project. Begin by improving your knowledge of design, including how to create a dynamic design team and an effective design process, as well as understanding product types and floor plans (responding to segmentation) for traditional SFD (single family developments), patio homes, Z lots, wide lots, townhomes, staked flats, and stacked flats over subterranean. Gain new insight into site planning, site analysis, onsite circulation, plotting of units, and recreation area design while learning what you need to know about elevations, typical subdivision styles, material palettes, color, architectural detailing and curb appeal. Acquire technical knowledge of soil types and constraints, grading design for flat land and hillside projects, infrastructure design, sewer, storm drain, and water and dry utilities. Explore landscape architecture, including basic design concepts, circulation, focal area, plant materials, and finish lot elements. Learn crucial costing skills such as preliminary costs per densities, onsites/directs, elements and preliminary costs, product type and price, finance, marketing and indirects. Lay the groundwork necessary for a successful project! Prerequisite: MGMT X479.02, Overview of Light Construction and Development Management. Enrollment limited. Early enrollment advised.
Gary Chronister is the president of New Homes Development. He has over thirty years of "hands-on" homebuilding and land development experience dealing with difficult and challenging projects. He has built over 6,000 homes in San Diego, Los Angeles, Orange, Riverside and San Bernardino counties. Chronister is an expert in the areas of site analysis, land planning, entitlements, project pro formas, land acquisition to land development and homebuilding. Dennis Sundstrom, B.S., partner and co-founder of the Sundstrom Company, has over 20 years of experience in the land development, commercial, industrial and home building arenas. The emphasis of his work has been in the creation of "affordable housing" in which he has planned and constructed over 1400 low/moderate income homes and apartments. He has received HBC's prestigious President & Case Bradford Awards and BIA/SC's Memorial and Achievement Awards.
